A growing Build to Rent provider is seeking an experienced Property Manager to join their expanding Melbourne team. This is a unique opportunity to work within a modern Build to Rent environment where everything is managed onsite, no driving around during the day!

The Role You will be responsible for managing a portfolio of brand‐new Build to Rent apartments, including both market and affordable rental homes.
Unlike traditional property management, this role allows you to focus on resident relationships and portfolio management fundamentals, without the constant external travel.

Key Responsibilities
* End‐to‐end portfolio management
* Advertising available properties
* Processing applications and lease documentation
* Entry and exit condition reports
* Routine inspections
* Lease renewals
* Arrears management
* Resident communication and relationship management
* Monitoring maintenance progress with support from an external maintenance team
During lease‐up periods, some flexibility with working hours may be required to support new residents moving into the development.
Ideal Candidate
* Previous Property Management experience
* A current Victorian Certificate of Registration
* Strong knowledge of Victorian tenancy legislation
* Experience managing arrears and bond processing
* Excellent communication and customer service skills
* Strong organisational skills and attention to detail
* Ability to thrive in a fast‐paced team environment
* High proficiency with Microsoft Office and property management systems
* A proactive, positive, and adaptable attitude
Additional Requirements
* Current driver's licence
* Ability to complete a Police Check
* Willingness to undertake relevant compliance checks where required
