About the role
Belle Property Commercial is looking for an Asset Manager to join our Adelaide team and support the management of a varied commercial property portfolio.
This role is ideal for someone with solid commercial property experience who is ready to take the next step in their career. You will work closely with our team members, landlords, tenants, and leasing agents to help ensure assets are well managed, performing effectively, and aligned with client objectives.
About the role.
The role will involve day-to-day management of commercial properties, acting as a key contact for landlords and tenants, and supporting leasing activity and asset decisions. You will assist with budgeting, reporting, arrears, rent reviews, renewals, and compliance, as well as coordinate maintenance and planned works with internal teams and contractors. There will also be exposure to onboarding new managements and identifying opportunities to improve asset performance.

Key responsibilities.
* Responsible for the management and performance of an allocated commercial property portfolio
* Contact with landlords and tenants, maintaining strong, trusted client relationships
* Providing strategic asset advice, including leasing strategy and rental positioning
* Preparing and managing annual budgets, forecasts, and cash flow projections and reporting
* Managing arrears, outgoings, rent reviews, renewals, and compliance obligations
* Coordinating maintenance in conjunction with facilities management and external contractors
* Overseeing insurance reviews, and statutory compliance
* Onboarding new managements and ensuring a smooth transition and data integrity
Skills and competencies.
* Proven experience in commercial asset or property management, procurement, and/or contract administration
* Strong commercial and financial acumen, with experience in budgeting, forecasting, and financial analysis
* Demonstrated ability to negotiate and manage complex commercial and contractual arrangements
* Sound knowledge of leasing, compliance, insurance, and risk management principles
* Highly developed written and verbal communication skills, with confidence engaging senior stakeholders
* Strong organisational skills, with the ability to manage competing priorities and deadlines
* High attention to detail, problem-solving capability, and initiative
* Customer-focused mindset with a professional presentation and phone manner
* Must hold a current real estate licence
* Knowledge of Cirrus8 Property Management System an advantage
* Works effectively within a team-based environment
