Property and Development Acquisitions Manager, build and develop the Victorian pipeline of new locations and forge strategic partnerships.

Our partner forms part of a recognised household brand with aspirational growth plans to sustainably add to its significant number of locations by 2030. With an established brand identity and strong consumer demand, they seek to appoint a Real Estate Property and Development Acquisitions Manager to drive opportunity and place this business at the forefront for primarily freehold, but also leasehold expansion.

The primary purpose is to expedite new location growth. You'll be accountable for securing new site locations, your existing skills and expertise within this area, be it food, fuel or childcare will see you execute strategies.

**About You**

You'll have a proven background in property development ideally within retail PAD site locations to ensure your success. You will have excellent negotiation skills, paired with strong financial acumen, understand property valuations and work well within a team. With culture being key, it is expected that you will be agile in your ability to work cohesively with the wider team towards common goals.

Those with an entrepreneurial mindset and able to explore and execute potential joint-venture collaborations would be advantageous. For example larger development sites where multi-tenancy is an option, you can liaise with other potential tenants to secure their interest. You'll have a natural and credible communication style, forging relationships with both internal and external stakeholders and understanding the value of taking people on a journey.

This is a fast-paced environment, with minimized barriers to growth so you'll enjoy being empowered to "own" your role. With multiple development deals underway at any one time, you'll be very disciplined and able to prioritize competing tasks for optimum outcomes.

Your sincerity will assist in building trust with key stakeholders and your tenacity in execution will ensure your success. Those with tertiary education in valuations or property economics would be preferred, though not essential.

The business can move at pace to secure development opportunities, so if you have been frustrated by drawn-out approvals, this position offers a positive change in thinking.

**Key Deliverables**
- Executing the rollout of new locations as well as reviewing existing sites for potential relocation.
- Deal with lease renewals for existing tenants within the portfolio.
- General portfolio management responsibilities.
- Provide accurate advice to senior management to inform strategic, planning, and promote sound project development opportunities.
- Working closely with the wider executive team to agree on a network strategy, and secure / develop new locations.
- Effective management of store pipelines for each financial year.
- Prepare & present business cases, and feasibility assessments and present them to internal stakeholders and the executive team.
- Complete due diligence on proposed sites that clearly demonstrates the financial viability, including sales and capital forecasting.
- Delivery of the relevant development approvals to the internal construction team, combined with a fully executed lease for collaborative delivery on time and within budget.
- Management of all the necessary local government approval processes for all-new locations.
