LandxWise is experiencing significant growth driven by recent acquisitions and the activation of new stages across our pipeline. As a result, we are expanding our delivery team with a Development Manager who enjoys fast paced, high growth environments and genuinely loves land subdivision.
Role Overview
This role suits a Development Manager who is energised by the detail, pace and complexity of land subdivision. You will manage the full life cycle of multiple projects, from planning and engineering through to construction delivery and authority sign offs.

Key Responsibilities
* Lead planning processes from pre lodgement through to permit issuance, secondary consents and staged approvals.
* Engage confidently with councils, authorities and referral agencies to negotiate conditions, staging, infrastructure
* Manage CHMP requirements, PSP alignment, GAIC considerations and contribution plans.
* Design and Engineering Coordination
* Drive design outcomes with civil engineers, services designers, surveyors and specialist consultants.
* Ensure designs are efficient, commercially sensible, compliant and aligned with program.
* Coordinate and run design workshops, ensuring timely and high quality deliverables.
* Take ownership of the delivery phase, including programs, civil construction readiness, tender processes and authority sign offs.
* Manage contractors, technical consultants and key project milestones with confidence and clarity.
* Oversee practical completion pathways, defect processes and the timely release of titles.
* Work closely with the Project Analyst to maintain budgets, forecasts, cashflows, contingencies and cost to complete.
* Assist with feasibility updates, value management, shared works reconciliations and commercial assessments.
* Identify risks early and work with the Head of Development and CFO division to mitigate and resolve issues.
* Build strong relationships with councils, authorities, consultants, contractors and landowners.
* Lead negotiations on staging, design changes, infrastructure timing and approvals.
* Represent LandxWise professionally at meetings, briefings and internal project control groups.
* Work with the CMO division and marketing team.
* Strong experience in land subdivision development, civil engineering or greenfield delivery.
* Confident across planning, engineering design, authority approvals and construction supervision.
* Deep understanding of PSPs, ICPs, GAIC, CHMP, servicing, traffic and civil infrastructure delivery.
* Strong negotiation ability with councils, authorities and contractors.
* Excellent communication and organisation, with the ability to manage multiple fast moving projects.
* Highly commercial with sound judgment balancing design, cost, program and risk.
* Strong decision making with a calm, solutions focused approach.

Qualifications
* Tertiary qualifications in Civil Engineering, Property, Urban Planning or a related field.
* Three to seven years of land development or civil engineering experience preferred.
