Property Manager or Senior Property Manager

Job tasks and responsibilities include but are not limited to:
The role will include
Manage property management operations across the portfolio
Ensure compliance with the Residential Tenancies Act 1987 (WA), Residential Tenancies Regulations 1989 (WA), and other relevant legislation
Manage tenancy management, including leasing, renewals, rent reviews, breaches, and terminations
Provide timely response to the landlord's emails, including meetings, contracts, and correspondence follow-ups efficiently
Manage move-ins, move-outs, and resident orientation
Resolve resident issues and elevate when needed
Ensure all properties meet safety and habitability requirements, including smoke alarms, electrical safety, and housing standards
Submit and complete maintenance requests
Assist with new property management listings
Assist with any property matters related sale
Assist with special projects and events when needed
Ensure the property meets safety and compliance standards
Manage maintenance ensuring timely and cost-effective delivery
Engage with contractors, ensuring compliance with licensing, insurance, and WHS requirements
Prepare reports and provide advice on risks and performance
Assist with continuous improvement in resident satisfaction and asset performance
Manage and maintain strong relationships with landlords, tenants and contractors
Maintain and organize official documents, including files, supplies, and shared systems
Communicate clearly with agents, landlords, tenants, and service providers
Follow office policies, confidentiality standards, and legal requirements at all times
Identify issues and suggest practical improvements to your reporting line
Respond promptly to urgent requests and adapt to changing priorities
Demonstrate reliability, attention to detail, and consistent follow-through on property management
Actively contribute to creating a high performing and collaborative team
Deliver outcomes that reflect First National Real Estate Swans Office values, priorities, policies
Develop effective internal relationships and collaborations to progress First National Real Estate Swans Office's strategic agenda and outcomes for residents
Administer and complete day-to-day property management task between the hours of 0900 – 1700 Monday to Friday
Respond to enquiries in a courteous and polite manner, regardless of the sometimes difficult or provoking calls
Obtain specifically targeted client feedback
Ensure landlords, tenants, contractors and external agencies are supported with appropriately and effectively in relation to property management works
Skills and experience
A commitment to delivering a superior level of customer service
Must be a people person
Familiar with Property Me software
Must have Previous experience in a similar role
Strong lateral thinking and a knack for problem-solving
Must have agent's representative certificate & national police check
A valid driver's license
Self-motivated and highly active
Be immaculately presented
Well-developed interpersonal skills and strong communication skills both written and verbal
Have a positive and proactive approach to work
High level of professionalism and integrity
