The Property Advisory Group

The Property Advisory Group is a privately owned investment and advisory firm specialising in commercial property acquisitions, syndications, and funds management. With a growing portfolio across Australia, we are seeking an experienced Accounts Payable Manager to oversee the payment operations of the group and its associated property trusts.

The Role

Reporting to the Directors, this role manages the end-to-end accounts payable function, ensuring all financial transactions are processed accurately, on time, and in line with compliance obligations. You will play a key role in maintaining strong cashflow discipline across more than 50 investment entities and support the broader finance and compliance teams in delivering accurate financial reporting and investor outcomes.

Key Responsibilities
* Manage and process accounts payable for the group and associated property trusts.
* Ensure accuracy, timeliness, and compliance of all payments and disbursements.
* Maintain supplier relationships and reconcile accounts regularly.
* Maintain cashflow management, payment scheduling, and creditor reporting.
* Assist in preparing distribution payments and reconciliations for investors.
* Support the preparation of BAS, tax, and financial reports in Xero.
* Reconcile intercompany transactions and ensure alignment across fund entities.
* Implement and refine internal controls, approval workflows, and best‐practice processes.
* Liaise with property managers, auditors, and external accountants where required.
* Support budgeting and forecasting processes by providing AP and cashflow data.
* Support compliance with ASIC, AFS licence, and AUSTRAC requirements relevant to fund payments.
Qualifications and Requirements
* Minimum 5 years' experience in accounts payable or finance operations.
* Experience in property, funds management, or multi‐entity environments.
* Knowledge of commercial leases and property finance essential.
* Knowledge of ASIC reporting and corporate secretarial matters highly regarded.
* Strong working knowledge of Xero and general ledger accounting.
* Exceptional attention to detail and ability to meet strict deadlines.
* Experience in Property Management systems (Re‐leased, Cirrus 8, MRI, GOAT highly regarded).
* Sound understanding of financial controls and compliance frameworks.
* Strong communication skills and ability to engage with senior stakeholders.
* A proactive, hands‐on operator who takes ownership of the payment process.
