Capital Transactions Manager – Commercial Office

The Opportunity
We are a privately held investment platform actively acquiring and managing a portfolio of commercial office assets.
We are seeking an experienced Capital Transactions Manager to lead the origination, negotiation, and execution of office acquisitions, disposals, and recapitalisations.
This role offers direct exposure to senior decision-makers and capital, with the opportunity to play a key role in shaping and executing investment strategy.
Key Responsibilities
Transactions & Execution
* Lead the end-to-end execution of office asset acquisitions and divestments
* Manage due diligence, financial modelling, and transaction structuring
* Coordinate legal, financial, and technical advisors throughout the deal process
* Drive negotiations with vendors, agents, and capital partners
Origination & Market Coverage
* Source off-market and on-market opportunities within the commercial office sector
* Maintain strong relationships with agents, developers, and capital partners
* Track market trends, pricing, and yield movements across key office markets
Capital & Structuring
* Assist in structuring equity, debt, and joint venture arrangements
* Support capital raising initiatives where required
* Analyse optimal capital stacks across transactions
* Work with asset management to identify hold/sell strategies
* Provide input into repositioning or value-add strategies across office assets
* Prepare investment papers and Board-level recommendations
About You
* 3-5+ years' experience in:
* Commercial property transactions (agency or client-side),
* Funds management, private equity, or investment banking
* Proven track record of executing commercial office transactions
* Strong financial modelling and deal structuring capability
* Deep understanding of capital markets, yields, and office fundamentals
* Commercially driven with a strong network in the market
* Confident operating in a fast-paced, entrepreneurial environment
Highly Regarded
* Existing relationships with Sydney office agents and capital sources
* Experience in value-add or repositioning office strategies
* Exposure to institutional or private capital investment platforms
