Buyer's Agent - Investment Focus

Reports to: Director / Principal Buyer's Agent
Role Summary:
As a Buyer's Agent focused on investment clients, you'll guide investors through the full property acquisition process — from initial strategy to settlement. You'll take ownership of sourcing, analysing, inspecting, and negotiating investment-grade properties that align with each client's financial goals and portfolio strategy. You'll operate independently while supported by the Director and team, using your market insight, research skills, and negotiation acumen to drive outcomes for time-poor professionals and strategic investors.
Key Responsibilities:
* Source on- and off-market investment properties that match client briefs
* Conduct deep-dive suburb research, rental yield analysis, and capital growth forecasting
* Attend inspections and auctions to assess property suitability
* Prepare investment-grade property shortlists with supporting analysis
* Conduct or support due diligence: building reports, rental appraisals, zoning checks, and risk assessments
* Coordinate inspections and communicate findings clearly to clients
* Lead negotiations or auction bidding in collaboration with the Director
* Manage agent relationships to gain access to early or exclusive opportunities
* Keep CRM, deal pipeline, and client notes fully updated
* Communicate proactively and clearly with clients throughout the buying process
Key Skills:
* Strong understanding of Melbourne's investment property landscape (especially Bayside & South-East)
* Confident in interpreting data: yields, growth trends, risk profiles
* Strategic thinker with the ability to assess deals through an investor lens
* Comfortable dealing with high-net-worth clients and agents
* Highly organised with strong written communication
Experience & Qualifications
* 2+ years in real estate, buyer's advocacy, or investment property roles
* Experience in property acquisition, due diligence, or off-market negotiations
* Real Estate License or Certificate (or in progress)
* Background in Property, Finance, or Business preferred

Buyer's Agent - Home Buyer Focus

You will manage the entire buying journey — from discovery to settlement — helping clients feel informed, supported, and confident throughout. You'll lean into your emotional intelligence, communication skills, and attention to detail to deliver a seamless and reassuring experience.
Key Responsibilities:
* Understand each client's brief, lifestyle needs, and future goals
* Research and shortlist homes that suit their criteria, across both on- and off-market channels
* Attend inspections and open homes, assessing each property's fit
* Prepare and present property shortlists with honest, tailored advice
* Manage due diligence, including building reports, zoning checks, and background research
* Support clients at auctions and in negotiations (or lead these if experienced)
* Communicate clearly and frequently — helping reduce stress and simplify decisions
* Build and maintain strong relationships with real estate agents and industry contacts
* Keep records, notes, and CRM up to date throughout the journey
Key Skills:
* Empathetic and client-focused, with strong listening and communication skills
* Great knowledge of Melbourne suburbs and home buyer trends

Experience & Qualifications
* Ideally 2+ years in residential real estate, property advisory, or client-facing roles
