We’re currently seeking a Byron Bay-based Site Manager to join GRAYA and lead the on-site delivery of luxury residential homes.
This role is suited to an experienced Site Manager with a strong background in high-quality residential construction, ideally across architecturally designed homes, luxury residences, bespoke builds, or high-end residential projects.
GRAYA is known for design‑led construction, detail‑driven delivery, and creating some of Australia’s most recognisable luxury homes. As Site Manager, you will play a key role in bringing these residences to life on site, ensuring every stage is delivered safely, efficiently, and to the standard expected of the GRAYA brand.
You will work closely with Project Managers, Contract Administrators, consultants, subcontractors, suppliers, and internal teams to manage site activity, drive programme, uphold quality, and support strong project outcomes from commencement through to handover.

As Site Manager, you will be responsible for leading the day‑to‑day running of site across complex, high‑end residential projects where presentation, sequencing, workmanship, safety, quality, and detail all matter.
You will create structure on site, build strong relationships with subcontractors, keep programme moving, and ensure each home reflects the level of finish, coordination, and craftsmanship GRAYA is known for.
This role is ideal for someone who is confident leading trades, calm under pressure, commercially aware, and experienced in managing the demands of luxury residential construction.
What You’ll Do
Site leadership and coordination
* Lead the day‑to‑day management of site operations across luxury residential homes
* Coordinate subcontractors, suppliers, consultants, and internal teams to maintain project momentum
* Manage trade sequencing, site productivity, programme adherence, and day‑to‑day coordination
* Lead site meetings, toolbox talks, inspections, and daily site communication
* Build a strong on‑site culture focused on safety, accountability, quality, respect, and attention to detail
Programme, quality and delivery
* Work closely with the Project Manager to manage construction programmes, look‑aheads, milestones, and delivery priorities
* Monitor progress against programme and identify risks, delays, and coordination issues early
* Manage quality assurance processes including inspections, ITPs, defect control, finishes, and handover preparation
* Ensure works are delivered in line with drawings, specifications, design intent, and GRAYA standards
* Oversee the delivery of high‑end finishes, architectural details, custom elements, and premium materials
* Maintain strong site presentation and ensure the finished home reflects the quality expected of a luxury residential project
Safety, compliance and communication
* Maintain a strong safety culture across site and ensure WHS requirements are consistently upheld
* Review and manage SWMS, site inductions, subcontractor compliance, and site documentation
* Communicate clearly with subcontractors, consultants, project teams, suppliers, and senior leaders
* Support commercial outcomes by understanding cost, programme, procurement, and project requirements
* Contribute to practical problem‑solving and decision‑making throughout the construction process
* Ensure site activity is coordinated with care, professionalism, and respect for the surrounding Byron Bay environment and community
