We're looking for a dynamic and experienced National Asset & Maintenance Manager to lead and deliver a national asset management and maintenance strategy for our growing network of aged care homes across New Zealand.
This senior role is crucial to ensuring that Heritage Lifecare homes are safe, compliant, well-maintained, and welcoming environments for our residents, whānau, and staff. Working closely with site-based teams, contractors, and support office functions, you'll oversee planned and reactive maintenance, lead refurbishment projects, manage contractor performance, and champion health & safety and compliance standards.

As National Asset & Maintenance Manager, You Will
* Develop and implement a national asset management strategy and maintenance programme.
* Lead facilities operations across 40+ care homes and villages.
* Manage capital, reactive, and preventative maintenance workflows using CMMS systems.
* Ensure compliance with the NZ Building Code, NZS 8134, and health & safety regulations.
* Oversee vendor contracts and contractor performance across multiple regions.
* Partner with internal teams to align operational, clinical, and property priorities.
* Contribute to refurbishment projects and support handovers of new builds or renovations.
* Lead and support regional maintenance staff and contractors across the country.
To Be Successful, You'll Have
* Proven experience in national or regional asset/facility management – ideally within aged care, healthcare, or related sectors.
* Trade background or relevant tertiary qualifications.
* In-depth knowledge of NZ building compliance and regulations.
* Experience using asset management tools (e.g., CMMS).
* Strong financial and vendor management skills.
* A collaborative leadership style with experience managing geographically dispersed teams.
* A resident-first mindset and the ability to calmly manage competing priorities.
