A Live-in, Contractor Caretaker Couple Wanted
$ 70,000 - $90,000 annum total for couple.
Full Time Property manager and Caretaker/Gardener.
Position would suit a couple but a single person with experience is also encouraged to apply.
We are seeking an enthusiastic and experienced couple to manage the daily operations of a residential complex (160 townhouses). Flexible start (potential to accommodate a sooner start) but must start by 1 June 2026.
No set office hours. 8.30am to 3pm Monday to Friday is normal but not needed to be present the whole time.
About the Role
There are two aspects to the role which would suit a couple, who would be responsible for the following, including, but not limited to:
Property Manager:
Answering tenant/landlord enquiries (small rent roll of 28 properties)
Lease renewals, including holding open homes for re-letting properties and selecting new tenants.
Manage all types of property inspections and reporting (entry, routine, and vacate)
Managing and coordinating maintenance/repair requests
Processing bills, water bills, council rates & Body Corporate levies for landlords (on charging water consumption to tenants)
Issuing all notices where required
Managing Body Corporate tasks (i.e. organising annual termite inspections and issuing notices to tenants/owners)
Preparing & attending QCAT if required
Maintain positive and professional relationships with Body Corporate committees, owners, residents, and contractors
Attend Body Corporate meetings when required
Experience with Trust accounting (REI Master) is and advantage.
Ensure compliance with real estate legislation, ethical standards, and industry regulations
Act as the primary point of contact for residents or tenants, responding to enquiries and resolving reported issues promptly.
Gardener / Caretaker:
Fit and able to do mowing and whipper-snipping common areas.
Responsible for all tasks outlined in the Caretakers Agreement (provided upon application), such as, but not limited to:
Report common property maintenance issues promptly and arrange repairs as required
Perform frequent inspection of townhouses and monitor by-laws
Weeding, trimming bushes and trees, and hedging
General garden and grounds maintenance
Handy man repairs/tasks and Monitor parking reporting back to the Body Corporate.
Cleaning two pools (no chemical testing required)
Managing site keys and placing them in lockboxes for contractor or tenant access when required
To be successful in this role, you must:
Hold an ABN or have the ability to obtain an ABN.
Hold a current Real Estate License by at least 1 person. (mandatory)
A real estate registration is acceptable for the required licence requirement.
Fit and able to do gardening and mowing work. (caretaker only)
Hold a valid drivers license. (caretaker only)
Experience with Software Program REI Master (not mandatory but favorable)
Have a solid understanding of real estate legislation, ethics, and industry standards
Possess a minimum of 1 to 2 years onsite/real-estate experience
The required 1 to 2 years experience can be fulfilled through either onsite management or property management roles.
Be proficient in DocuSign, Realworx, Microsoft Excel, Word, and Outlook (not mandatory but favourable)
Demonstrate strong communication and organizational skills
Have excellent attention to detail and the ability to work independently
Hold Australian Citizenship or Permanent Residency
Must be able to undergo a National Police Check.
