A rare opportunity has come up in a boutique, high-performing agency for an experienced Head of Property Management to take ownership of a well-run residential portfolio and lead a small, capable team.
This is a role for someone who enjoys leadership, autonomy, and variety, and wants to be part of a close-knit office where your input genuinely shapes the direction of the business. The portfolio is tidy and well-structured, allowing you to focus on team leadership, systems, and growth, while supporting the Director to step back from day-to-day property management and focus on expanding the sales division.
What you’ll be doing
* Lead, mentor, and develop a small property management team
* Oversee a well-maintained residential portfolio
* Drive operational efficiency, service delivery, and compliance
* Manage escalations and complex tenancy/owner matters
* Work closely with the Director on business growth and strategy
* Improve systems, processes, and team performance
* Maintain strong relationships with landlords, tenants, and contractors

About you
* Current QLD Real Estate Licence or Certificate of Registration
* Proven experience as a Senior Property Manager, Team Leader or Head of PM
* Demonstrated ability to lead, mentor or manage a team
* Strong knowledge of residential property management legislation and processes
* Confident communicator with strong relationship-building skills
* Organised, proactive, and systems-focused
