The Role:
We are seeking an experienced and driven Asset Manager to not only manage a diverse portfolio of commercial properties but also take on a leadership role within our client's team. This exciting opportunity is based in the inner-city fringe, where you'll be responsible for enhancing asset value, ensuring tenant satisfaction, overseeing operational efficiency, and guiding a dedicated team of professionals.
Key Responsibilities:
* Leadership:
o Lead and mentor a team, ensuring high performance and professional growth
o Foster a collaborative and motivated work environment
* Property Operations:
o Oversee daily operations and ensure the optimal performance of commercial assets
o Coordinate scheduled works and emergency responses
o Conduct regular inspections and liaise with tenants, contractors, and property owners
* Lease and Tenant Management:
o Administer leases, ensuring compliance and safeguarding client interests
o Manage lease negotiations and variations
o Collaborate with the leasing team to market and lease vacant properties
* Financial Management:
o Optimise cash flow with efficient billing and collections
o Oversee budgets, forecasts, and capital expenditure
o Control operational costs and outgoings
About You:
* At least 4-5 years of experience in commercial asset management or real estate
* Strong expertise in financial management, leasing, and property operations
* Experience in leading and managing a team
* Proficiency in property management software (Re-leased / Cirrus 8 or similar) and Microsoft Office
* Excellent communication, leadership, and analytical skills
* Adaptable and forward-thinking with a passion for innovation
Required Qualifications:
* Current Queensland Real Estate registration
* Valid Driver’s License
