Your opportunity As the Marketing Manager, BTR you will define and execute digital marketing strategy to create a high-quality lead pipeline to lease up our operational and recently launched BTR assets. Develop and deliver the LIV content strategy for stabilised assets to actively communicate the BTR proposition, LIV brand story and the unique selling proposition of individual assets. Analyse BTR data to make informed decisions about budget allocation and BTR activations. Grow marketing reach and deepen engagement with our residents. Develop a deep understanding of how marketing efforts contribute to overall BTR outcomes and identify opportunities and brief or deliver projects that will deliver value for the business. Your responsibilities will include: Digital Marketing Strategy and Execution Develop and execute a data driven digital marketing strategy that maximizes marketing outcomes by optimizing the creative, campaign, channel, paid vs organic mix Contribute to the setting of targets and achieve agreed KPIs in regard to, lead volume, cost to acquire etc. Develop specific channel strategies across all paid and organic platforms to achieve agreed KPIs Be an active participant in leasing meetings to understand how marketing activity is translating into conversion and use insights to optimise activities Content Strategy Develop a data driven LIV content strategy and supporting calendar to communicate the BTR proposition, brand story and the unique selling proposition of individual assets. Develop always on and campaigns across paid and organic channels to grow and engage with customers Manage marketing collateral design and development including asset photography Determine content success metrics that align with business KPIs. Identify economies of scale to ensure content is affordable and relevant across assets. Content and Listings Scheduling Schedule, optimise and report on LIV social content Build, schedule and report on LIV EDMs Develop and schedule listings for Mirvac managed paid media channels Regularly update and maintain the LIV websites to ensure content is current, accurate, and engaging, and to enhance user experience and SEO performance. Reporting and Dashboard Requirements Monitor and analyse the performance of marketing campaigns, providing regular reports and data insights to our media agency to optimise strategies. Ensure the Salesforce CRM is accurately maintained and regularly updated to reflect current data, supporting the accuracy and reliability of the BI Dashboard. Maintain and manage the UTM register, ensuring all marketing activities are correctly tagged to ensure accurate data flow and reporting in the BI Dashboard. Other Budgets –execute in line with planning and proposed costs, as well as support creation and oversight of property marketing budgets Manage vendor relationships with external agencies to ensure we are getting the outcomes that we require and have the contractual relationships that deliver the most value Stabilised Marketing – develop and implement standards and templates to minimise costs for ongoing marketing requirements Stakeholder Management – internal and external – present marketing updates across the business as required Your point of difference Tertiary qualification in Digital, Business, Customer, Marketing or equivalent is required A minimum of 7 years’ experience leading digital marketing and customer experience delivery Hands on experience in social and content creation Manage of social and creative agencies Experience in a range of social and content tools and platforms Experience using Dash Hudson, Sitecore and Salesforce Marketing Coud are highly regarded.
