As the Senior Property Manager, you will have overall responsibility for the management and performance of the residential portfolio, with strong operational and administrative support around you.
You'll be stepping into a stable, structured environment with
* A 4-year experienced Property Manager
* A dedicated Leasing Officer (6 months in role)
* A Virtual Assistant with 2.5 years' experience
* An existing Senior who is being promoted into a Team Leader / Management role after 5 years in the pod, with exceptionally strong landlord relationships
Your responsibilities will include
* Overseeing the day-to-day operations of a residential portfolio
* Managing landlord relationships and ensuring lease compliance
* Handling escalations, complex matters, and portfolio strategy
* Budget management, arrears control, and financial oversight
* Preparing owner and financial reports
* Negotiating lease renewals, rent reviews, and new leases
* Overseeing marketing, tenant selection, and leasing outcomes
* Coordinating maintenance, repairs, and capital works
* Implementing preventative maintenance and contractor reviews
* Ensuring best-practice risk management across the portfolio
* Supporting and mentoring the pod team through leadership and guidance
We're seeking someone who is
* An experienced Property Manager / Senior Property Manager
* Known for being meticulous, reliable, and consistent
* Someone with a strong resume and demonstrated stability (this is not a role for job-hoppers)
* Confident managing landlord relationships and complex portfolios
* A clear communicator with strong negotiation skills
* Practical, organised, and calm under pressure
Essential requirements
* Current Real Estate Licence or Certificate of Registration
* Solid understanding of NSW real estate legislation
* Strong customer service mindset
* Reliable vehicle and valid driver's licence
