What this opportunity involves: Are you an experienced property management professional looking to take the next step in your career? JLL is seeking a dynamic Senior Property Manager to join our Property Management VIC team.
As a Senior Property Manager, you’ll be responsible for the day-to-day operations, financial performance, and tenant relations for assigned commercial real estate properties. You’ll ensure properties are maintained to the highest standards while maximising occupancy, tenant satisfaction, and net operating income in alignment with client objectives and JLL’s service excellence standards.
Responsibilities
- Financial Management: Prepare and manage annual operating budgets and capital expenditure plans; monitor monthly financial performance against budget and provide variance analysis; oversee accounts receivable, rent collection, and delinquency management; prepare monthly management reports for ownership.
- Tenant Relations & Leasing Support: Maintain positive tenant relationships as primary operational contact; coordinate tenant move-ins/move-outs and space modifications; support leasing efforts and assist in leasing of all vacant space; manage tenant retention initiatives and licence agreements including car park and storage; coordinate tenant activations and engagement.
- Property Operations: Ensure Facility Managers conduct regular property inspections; collaborate with Facility Managers to maintain compliance with Australian standards; implement emergency procedures and business continuity plans; support sustainability initiatives and energy management programs.
Qualifications
- Valid Victorian Agents Representative licence or Real Estate Licence
- Minimum 5 years’ experience in commercial real estate
- Solid analytical and problem-solving abilities with excellent organisational skills
- Ability to manage multiple priorities and meet deadlines
- Professional demeanour with proactive approach to tenant service
- Excellent computer skills – proficient in MS Word, PowerPoint and Excel
- Demonstrated ability to think laterally and accommodate change with innovative ideas
