We’re looking for an experienced Property Manager to join The Bolton Group and start a brand-new portfolio capped at 130 properties. No messy handovers, no overload — just a fresh start with strong systems and a supportive team around you.
You’ll be joining three established Property Managers and a dedicated PM Manager in a family-run, people-first agency where quality work and work–life balance actually matter.

The role
You’ll manage the full property management lifecycle while building your portfolio with care and structure, including:
* Routine, entry & exit inspections
* Maintenance coordination and follow-ups
* Arrears management
* Tenant and owner communication
* Lease renewals and compliance
* QCAT preparation when required
* Onboarding new clients (No need to find them. We have an awesome BDM)
This is a role with independence and strong backing — you’ll have ownership of your portfolio while being supported by an experienced PM Manager and team.
About you
You’re a confident Property Manager who can run end-to-end management and take pride in your work. You’ll have:
* Proven property management experience
* Strong knowledge of QLD legislation & routines
* Confidence with arrears, maintenance and tribunal matters
* Ability to manage a portfolio independently
* Experience with PropertyMe (preferred)
