Our client is a privately owned property developer with diverse interests across high-rise and land subdivision projects. Currently, they are focused on a 350-hectare land subdivision in VIC, which has seen very positive progress.
They are seeking an experienced property analyst to join the development team, responsible for financial reporting, forecasting, and analysis. The role also involves supporting the finance team in managing project funding and reporting for the consolidated business.
Responsibilities
1. Project Control
o Work with the Development Manager to establish and manage project feasibility models against benchmarks like IRR, EIRR, and Development Margin.
o Establish and maintain financial reporting systems for development projects.
o Develop tools for analyzing stages and profits, including infrastructure allocation for profit margin analysis.
o Monthly rollover process for cash flow updates.
o Quarterly financial reporting into the PCG process.
o Annual support for Business Plans and Budget development.
o Conduct scenario analysis for alternative development options.
o Benchmark projects to justify outliers.
o Audit feasibilities for accuracy.
o Implement initiatives to improve reporting.
o Assist with ad hoc analysis and financial reporting.
o Provide management with financial reports and variance analysis.
o Support acquisition analysis for new business opportunities.
2. Project Funding
o Model and compare different funding structures.
o Determine optimal funding options, including equity and debt.
o Prepare funding applications.
o Liaise with financiers providing project and financial information.
o Ongoing reporting to financiers.
o Monitor projects to ensure compliance with funding covenants.
3. General
o Identify and manage project risks.
o Adhere to company policies and authorities.
o Maintain accurate electronic filing systems.
o Review consultant and contractor performance periodically.
o Uphold high ethical standards and meet corporate objectives.
o Prioritize opportunities and meet deadlines.
o Mentor team members in financial analysis and tools like Excel and Estate Master.
Requirements
* At least 5 years of relevant experience in property financial analysis, preferably in land communities.
* Experience managing feasibility and budgets of large projects using Estate Master or similar software.
* Tertiary qualifications in accounting with strong academic results.
* Understanding of the development process from acquisition to marketing.
* Excellent communication skills, both written and verbal.
* Strong numerical and financial management skills, proficiency in Estate Master and Excel, and ability to analyze project feasibility.
