Job Description
We are seeking a highly skilled and experienced Maintenance Team Leader to join our team at Runaway Bay Retirement Community.
As the Maintenance Team Leader, you will be responsible for overseeing the maintenance of our community spaces, including gardens, grounds, and common areas. You will also supervise two Maintenance Officers and ensure that all tasks are carried out to a high standard.
Key Responsibilities
* Create and maintain preventative maintenance schedules
* Record recoverable resident maintenance expenses
* Present maintenance issues and solutions to the Village Manager and action reports
* Maintain stock levels of basic maintenance materials
* Oversee external gardens and grounds contractor's work
* Participate in and supervise the team in undertaking mulching, garden bed maintenance, and general upkeep of community spaces
* Initiate and oversee the maintenance of exterior community presentation, including buildings, pathways, pontoons, BBQ/pool areas, outdoor furniture, and waste rubbish logistics
* Supervise and actively participate in routine preventative maintenance tasks and respond promptly to reactive maintenance requirements
* Monitor our three swimming pools and spas on a regular basis while ensuring the condition of these facilities meet residents' expectations between external contractor weekly servicing
* Drive residents on their twice-weekly trips to the Runaway Bay Shopping Centre and monthly social outings where required
* Initiate and carry out audits of the retirement community, contractors, and key stakeholders, undertake risk assessments and hazard reports as required
Requirements
* A minimum of two years' experience in a similar supervisory role
* Sound maintenance skills with a broad range of practical applications
* Sound knowledge of chemical Material Safety Data Sheets (MSDS) and associated safety precautions
* Sound knowledge of equipment operation and safety
* Ability to understand and apply Work Health Safety standards to internal work processes
* Thorough knowledge of the understanding and implementation of emergency procedures
* A good level of communication skills
* A good level of empathy and emotional intelligence to ensure residents' needs are understood and supported
* A good understanding of team coordination
* First Aid/CPR certificates (or ability to obtain upon appointment)
* Must hold a medium rigid license at minimum for resident bus excursions and weekly shopping transport
Benefits
This is a salaried position with a competitive remuneration package ranging from $63,232 to $69,160 per year, depending on the skill level of the successful applicant.
