The Role
Due to company growth and development; and with new display centres opening, a newly created position of Pre Construction Manager has become available.
The Pre-Construction Manager will take ownership of the pre-construction phase; overseeing the transition from sales through to site commencement. This role is ideal for someone who thrives on coordination, detail, and clear communication, ensuring each project is fully documented, accurately costed, and ready to build.
Reporting to the Construction & Operations Manager, the Pre-Construction Manager will manage the internal workflow of the pre-construction team, liaise with suppliers and consultants, support site teams, and uphold standards for precision and client satisfaction. This is a diverse and hands-on role, combining project coordination and contracts administration, with plenty of opportunity to influence how the organisation delivers homes.
Key Responsibilities
* Lead and coordinate the pre-construction process across internal teams, clients, consultants, and suppliers;
* Oversee the completion of all pre-construction documentation, including engineering, certifications, and framing;
* Ensure all client selections, approvals, and sign-offs are completed before site start;
* Collaborate with site supervisors to ensure jobs are construction-ready and compliant with company timelines;
* Issue purchase orders and supplier documentation in alignment with construction programs;
* Provide costings for client variations, upgrades, and post-contract changes;
* Maintain and update estimating databases for materials, labour, and trade pricing;
* Negotiate with suppliers and subcontractors to achieve competitive pricing;
* Track project budgets and report on cost variances or potential risks.

Requirements
* Proven experience in a similar role within residential construction (or possibly commercial construction);
* Strong background in project coordination and contracts administration;
* Excellent understanding of residential construction plans, processes, and materials;
* Solid knowledge of the National Construction Code;
* Proficiency with estimating software (e.g. Buildsoft, Databuild, Buildxact, or similar);
* Strong organisational, communication, and time management skills;
* Ability to lead a team and work collaboratively across departments;
* Qualifications in Building, Construction Management, or Estimating (desirable).
* Experience in Estimating an advantage, but not essential.
