The Position
Reporting to the Chief Financial Officer, the Head of Assets is a senior leadership role responsible for leading and managing all aspects of Lives Lived Well's property, facilities, fleet, and infrastructure assets.
This position oversees a complex, geographically dispersed portfolio that includes over 80 leased sites and approximately 100 motor vehicles across Queensland, New South Wales, and South Australia, requiring regular interstate travel.
The Head of Assets requires confidence in both strategic and operational areas, ensuring that new sites are operationally ready and financially viable while optimising existing assets for safety, sustainability, and value.
As LLW continues to expand nationwide, this position is crucial for ensuring that the organisation's physical presence aligns with service demand and supports safe, welcoming, and culturally appropriate environments for clients, staff and communities.
Key Responsibilities Include:
* Lead the development and execution of LLW's long-term property and asset strategy, aligned with the organisation's growth trajectory and service delivery priorities.
* Analyse portfolio performance, utilisation, and alignment with service footprint to inform strategic decision-making and identify optimisation opportunities.
* Directly lead and negotiate lease renewals, exits, new site acquisitions, and rent reviews, ensuring favourable commercial outcomes.
* Oversee facilities management frameworks, including preventative and reactive maintenance across all sites.
* Develop and manage LLW's fleet strategy, including cost optimisation and sustainability initiatives.
* Build and lead a high-performing, values-aligned team.
* Establish and maintain frameworks for preventative and corrective maintenance across the portfolio, ensuring consistency, compliance, and cost-effectiveness.
* Provide asset and property insights to the CFO, ELT, and Board, including portfolio performance, future demand, growth opportunities, risks, and capital investment options.
About You
You are a commercially astute and values-driven leader who can confidently operate across both strategic planning and operational delivery.
* Demonstrated ability to balance strategic portfolio planning with hands‐on operational delivery in a complex, geographically dispersed environment.
* Strong commercial acumen with experience in lease negotiation, contract management, procurement, and vendor management.
* Significant experience in multi‐site facility and property portfolio management, including corporate leasing, maintenance operations, and capital works delivery.
* Demonstrated capability in managing multiple priorities, competing demands, and complex stakeholder relationships.
* Excellent leadership, communication, and engagement skills.
* Collaborative, solution-focused approach.
* Experience in the health, community services, or not-for-profit sector will be held in high regard.
* Qualifications or equivalent demonstrated experience in assets, facilities, property, or operations management.
