An exciting opportunity for a Land Acquisition professional to join a leading international renewable energy developer company as National Land Acquisition Manager .

Ideally based in Melbourne, as company office is in Melbourne
Requirement :
1, Experience negotiating, communicating, signing exclusive, option agreements with landowners in renewables, property industry or any related industry
2, Experience in communicating with local municipalities and state governments (DPA) on projects.
3, CCP (local community) contact, reporting, presentation of relevant experience
4, Experience in managing and engaging with CH (aborigines and Culture heritage).
5、experience in using Geographic development software, such as GIS, Renewal Map.
Key Responsibilities:
1.
Oversee and manage the overall land acquisition activities of assigned development project which would include the following:
o Management of onsite team/s and/or land contractors
o Plans, strategize, implements LA activities and monitor progress.
o Analyze, interpret, and present data, status progress, issues, solutions, and strategies to Project Team and to other Departments including the Senior Management if necessary.
o Participate, report, discuss and contribute information and recommendations during planning, strategic meetings, update and coordination sessions with Project Team
o Prepare land budgets of assigned development projects for discussion, submission, implementation, and Monitoring of land related expenditures.
o Manage due diligence activities related to land acquisition, including environmental assessment, title trace back and surveys and coordinate with BD team and management.

Acquisition of projects sites including acquisition of land use rights, road right of way, transmission right of way over private and public lands including following tasks:
o Prepare and implement the approved frameworks and policies for the acquisition of rights over land.
o Review and due diligence of available of land related documents (i.e., titles, tax declaration, patents)
o Discussion, preparation and drafting of framework contracts with the landowners, including the study of specific contracts with sponsors, and other stakeholders.
o Coordination with Regulatory and Permitting in preparation and submission with regulatory agencies and institutions for the acquisition of permits, clearances, and licenses related to land including the negotiation and discussion with such agencies to acquire the best possible terms beneficial for a project.
o Creates schedules for project milestone completion of certain tasks and related project milestones.
o Implements process and system improvements on existing processes for ease-of-doing-business and achieving best possible efficiencies.
o Securing long term rights over land with the annotation of lease-hold rights or such land rights with the proper register of deeds

Ensuring completeness of all land rights documents particularly the perfection of documentation of real property right relations between the registered landowners, possessors of the property, their agents and assigns and the company.

Perfection of security over land rights pursuant to such financing arrangement that the company might enter.
5.
Identify, conduct outreach, and establish relationships with a targeted list of property owners provided by the Acquisition and Development Teams.
6.
Identify and manage outside land acquisition teams (brokers, consultants, etc.) throughout land campaigns to successfully secure targeted properties on the desired schedule and budget.
7.
Negotiate favorable business terms for a wide variety of transaction documentation including easements, surface waiver agreements, lease options, and purchase options, in close conjunction with the Acquisition, Development and Legal Teams.
8.
Perform high level analysis and review of title, zoning, floodplain, easements, leases, permitting fees, entitlement process, solar insolation, and other site-specific considerations. Advise the Acquisition and Development Teams on any fatal flaws or issues that may prohibit acquisition or development.
9.
Assist in review of underlying issues on title and resolution of issues during due diligence or prior to acquisition.
10.
Perform other tasks that may be assigned by the Line Manager
