About the Role:

At ZH360 Property Solutions, we do not just manage keys; we curate exceptional coastal stays. Located in the tourism heart of the Sunshine Coast, we are a premium property management firm bridging the gap between real estate assets and five-star hospitality. We are seeking a dynamic Operations Manager to be the operational heartbeat of our portfolio.

This is a role for a master of logistics. You will move beyond the front desk to manage the complex ecosystem of short-term rental and property operations. You will oversee the "turnover" lifecycle: coordinating housekeeping teams, maintenance contractors, and guest arrivals across multiple sites. You will be responsible for turning our properties into flawless experiences, ensuring that every guest walks into a pristine home and every owner sees their asset protected and performing.

Key Responsibilities:

* Team Coordination: Manage and roster housekeeping crews and linen services to ensure 100% readiness for check-ins, even during peak holiday seasons.
* Maintenance Management: Act as the primary liaison for tradespeople. Proactively schedule preventative maintenance and react swiftly to urgent repairs (AC failures, plumbing issues).
* Quality Control: Conduct regular pre-arrival inspections to ensure brand standards are met. "Good enough" is not in our vocabulary.
* Guest Experience: Serve as the escalation point for complex guest issues or emergencies. Resolve complaints with empathy and speed to protect our host status.
* Owner Reporting: Provide transparent updates to property owners regarding maintenance costs, property condition, and occupancy logistics.
* Tech Utilization: Utilize our Property Management Software (PMS) to automate messaging, track work orders, and monitor occupancy flow.

What We Are Looking For:

* Experience: 3–5 years in Hotel Operations, Short-Term Rental Management (Airbnb/Stayz), or Resort Management.
* Logistical Mindset: You love a schedule. You can coordinate multiple cleaning teams across different suburbs within a tight 4-hour turnover window.
* Tech Savvy: Proficiency with PMS platforms (like Guesty, RMS, or Little Hotelier) and channel managers.
* Mobility: A valid Driver's License and reliable vehicle are essential for site visits (allowances provided).
* Resilience: Hospitality is 24/7. You need to be calm under pressure and willing to handle occasional after-hours emergencies.

Job Types: Full-time, Permanent

Pay: $85,000.00 – $110,000.00 per year
