About the opportunity:

Purpose

* Accountability for delivery of Social Infrastructure Property Management services to customers and business partners with the objective of providing quality services to maximise asset performance.

* Assist the Property Management team to achieve team objectives.

Key Responsibilities

* Assist the team provide the full suite of Property Management functions across the Social Infrastructure portfolio of investment grade property assets.

* Ensure compliance with Charter Hall policies, procedures and templates related to property management.

* Work with the team to provide analysis and information for monthly accounts and periodic reporting as required.

* Lead by example to instill a culture of customer service across all aspects of property management receiving a high level of satisfaction from both customers and senior management.

* Develop a personal and professional brand as a clear market leader, ensuring Charter Hall and you as an individual are recognised as a high knowledge, high performing industry participant.

* Work with the team to prepare annual asset budgets and forecasts including recoverable building outgoings and Capex plans.

* Monitor and manage property budgets to ensure accurate reporting providing commentary for variances between budget and actual throughout the financial year.

* Assist with the implementation of sustainability tasks and projects, with sustainability data collected, logged and reported within agreed time frame.

* Ensure lease information and critical dates are up to date and accurate on the relevant management systems.

* Conduct market rent review assessments and assist with maintaining market evidence database.

* Ensure charges and receipts are processed accurately and on time.

* Collect rents and maintain low arrears, through the adoption of a proactive approach.

* Work with the Property Management team to ensure that there are no major risks associated with public liability, essential services, non-essential services and Work Health and Safety.

* Undertake regular inspections of the properties and liaise with tenants, with a clear focus on building strong relationships with the customer base.

* Assist with new lease negotiations and conduct lease renewal negotiations including co-ordinate preparation and execution of lease documentation.

* Assist Capital Transactions team with acquisitions, disposals and valuation processes as required.

* Ensure all contracts, insurances and lease securities are kept up to date.

* Assist with other duties as required.
