About the Role As our Senior Acquisitions Manager – Land & Subdivision, you’ll play a key role in leading acquisitions delivery, commercial deal execution, and building AllianceCorp’s emerging land subdivision capability. This role is hands‑on and commercially focused, ideal for someone who enjoys leading teams, closing high‑level deals, and working across property development and acquisition strategy.
No two days will look the same. One day you might be negotiating a JV with a developer, the next you could be running feasibility on a subdivision site, and the next you’ll be coaching your team through pipeline execution, all while contributing to meaningful outcomes for our clients and our business. You’ll work closely with the Acquisitions Director, CEO, Sales leadership, Marketing, Legal and external consultants to ensure strong commercial outcomes and pipeline growth.
What You’ll Be Doing
Build AllianceCorp’s proactive land pipeline through options, JV’s, land development agreements and acquisition structures
Lead feasibility analysis and financial modelling on subdivision opportunities
Navigate development applications, planning approvals and regulatory pathways
Manage external consultants including planners, surveyors and civil engineers
Oversee civil contractor engagement, delivery and budget tracking
Lead and develop the Acquisitions / Partnership Manager team
Close high level JV, allocation and partnership deals with builders and developers
Own a defined Australian region and ensure a strong investment grade pipeline
Manage key builder and developer relationships nationally
Act as continuity and succession support for the Acquisitions Director
What You’ll Bring
7–10 plus years in property development, land subdivision or civil delivery environments
Tertiary qualifications in Property Development, Civil Engineering, Urban Planning or Construction Management
Strong feasibility modelling capability in Excel, Argus Developer or similar
Proven experience closing commercial deals including JV’s, allocations or development partnerships
Demonstrated leadership experience managing teams and driving performance
Strong understanding of Australian planning frameworks and development processes
Confident stakeholder management and negotiation skills
High level commercial judgement, accountability and resilience
