About the role:
We are seeking an experienced and commercially astute Contracts Manager to join our growing team and play a key role in the successful delivery of large scale residential and mixed use projects across Queensland.
This position will suit either an established Contract Manager or a highly capable Senior Contract Administrator ready to step into a broader commercial leadership role. Working closely with project and operational teams, you will take ownership of the commercial function across projects, driving procurement, contract administration, financial reporting and upstream contract management.
As Contracts Manager, you will:
* Contribute to project costing and tender preparation
* Ensure a thorough understanding of all contract obligations, identifying commercial risks and implementing mitigation strategies
* Lead upstream contract management and act as the commercial lead across substantial projects
* Prepare and administer progress claims, variation claims and contractual notices accurately and in a timely manner
* Assess subcontractor claims and ensure payments and variations are processed efficiently
* Drive procurement activities and negotiate favourable commercial terms with subcontractors and suppliers
* Liaise with subcontractors, consultants and relevant authorities to ensure contractual compliance and project outcomes are achieved
* Coordinate and lead end to end monthly project reporting with head office commercial, operational and finance teams
Required Skills:
* 5+ years’ experience as a Senior Contract Administrator, Contract Manager or Commercial Manager within the construction industry
* Proven experience delivering large scale residential and commercial construction projects
* Strong exposure to the Queensland construction market, ideally including Gold Coast projects
* Demonstrated capability managing upstream and downstream contracts on substantial projects
* Strong procurement experience with the ability to negotiate effectively with subcontractors and supply chain partners
* Motivated to contribute operationally and deliver projects, while also showing long-term leadership potential
* Tertiary qualification in Construction Management, Quantity Surveying, Finance or a related discipline
