Role Overview:
The Senior Manager – Estimation & Quantity Survey will be responsible for leading the estimation process for large-scale construction projects, ensuring accurate and timely cost forecasting, budgeting, and rate analysis. This role plays a crucial part in optimizing cost efficiency, standardizing material usage, and guiding cross-functional teams to achieve financial and operational goals.
Key Responsibilities:
Estimation and Rate Analysis:
* Lead and review project cost estimates based on preliminary designs and construction drawings.
* Conduct detailed rate analysis for various construction activities and materials in line with market trends and supplier data.
* Ensure accurate estimation of labor, materials, equipment, and overheads for all projects.
* Evaluate vendor and supplier quotations for cost-effective procurement.
* Collaborate with estimation, procurement, and contracts teams to maintain competitiveness.
Knowledge of Standard Material Consumption Constants:
* Apply standard material consumption constants (e.g., RMC, BBM, Tiling) to improve estimation accuracy.
* Maintain a comprehensive database for consumption constants across construction activities.
* Regularly update constants based on industry trends, project feedback, and historical analysis.
* Ensure material usage aligns with project needs and procurement efficiency.
Budgeting and Financial Control:
* Prepare and manage detailed project budgets ensuring alignment with scope and specifications.
* Conduct variance analyses and recommend corrective actions for any deviations.
* Monitor budget performance and assist management in decision-making with timely financial reports.
* Identify opportunities for cost savings and resource optimization.
Cost Control and Risk Management:
* Establish cost control systems and monitor expenditure against approved budgets.
* Identify and assess cost-related risks and develop mitigation plans.
* Track changes or variations from original scope and ensure budget alignment.
Quantity Surveying:
* Oversee quantity surveying and ensure precision in quantity take-offs and cost evaluations.
* Validate contractor and subcontractor billings against actual site progress.
* Prepare interim payments, final accounts, and closure documentation.
* Conduct monthly material reconciliation to track site consumption vs procurement.
* Analyze discrepancies and ensure corrective actions for overuse or shortages.
* Liaise with site and procurement teams to improve material utilization.
* Submit reconciliation reports to senior management with key insights and variances.
Reporting and Documentation:
* Maintain accurate documentation of all estimation, budget, and reconciliation data.
* Generate cost reports with variance analysis and project updates.
* Track project progress in terms of cost, consumption, and timelines.
Compliance & Quality Assurance:
* Ensure all estimation practices meet internal standards and quality benchmarks.
* Support the preparation of tender documents and ensure all cost components are accurate and well-documented.
Team Leadership and Collaboration:
* Guide and mentor a team of estimators and quantity surveyors.
* Foster cross-functional collaboration with engineering, procurement, and execution teams.
* Promote continuous improvement in estimation practices and knowledge sharing.
* Expertise in project estimation, rate analysis, and budgeting
* Strong knowledge of material consumption norms and industry benchmarks
* Excellent analytical, negotiation, and decision‐making skills
* Proficiency in MS Excel, estimation software, and ERP systems
* Leadership and team development capabilities
* Effective verbal and written communication
* Strong attention to detail and organizational skills
Qualifications & Experience:
Education: Diploma/ Bachelor's degree in Civil Engineering
Experience: Minimum 12 years in Premium Residential.
ERP: Minimum 5 years of experience
