About the Role
We are seeking an Experienced Strata Manager or Property Manager with a minimum of 12 months industry experience to manage a diverse portfolio.
You will be supported by Pod Leaders, Team Leaders and Senior Strata Managers, while also mentoring Trainee Strata Managers as needed. This role is ideal for someone who thrives in a fast‑paced environment, enjoys building strong client relationships and is committed to professional excellence.
Key Responsibilities
As a Strata Manager with Vantage Strata, you will:
* Manage a portfolio of approximately 600–1000 lots.
* Implement all legislative requirements applicable to an Owners Corporation.
* Seek guidance and ongoing training from senior staff as required.
* Provide support and guidance to Trainee Strata Managers.
* Ensure compliance with all managing agent responsibilities under the Unit Titles (Management) Act 2011.
* Prepare meeting notices, agendas, budgets and minutes.
* Assist with the preparation and processing of insurance claims.
* Respond to enquiries and requests from owners and tenants.
* Liaise with Executive Committees, owners, tenants and property managers.
* Collaborate with third parties such as contractors, solicitors, developers and builders.
* Attend ACAT hearings when required.
* Attend AGMs, general meetings and committee meetings as needed.
* Conduct site visits and complete general inspections of complexes under management.
What We're Looking For
* Minimum 12 months experience in strata management or property management.
* Strong understanding of legislative requirements.
* Excellent communication and relationship‑building skills.
* A proactive, organised and solutions‑focused mindset.
* Commitment to delivering high‑quality service with professionalism and authenticity.
* Highly organised individual. You can juggle multiple tasks, prioritise effectively, stay calm under pressure, and keep track of and remain attentive to details.
* Ability to work independently and as part of a team. You need to collaborate well, learn from others, and contribute to a positive team culture. You can also work independently, stay focused, and manage your own workload.
* Must have a drivers licence and your own means of transport – this is imperative for site inspections and meetings.
