Key Responsibilities:
1. Manage the maintenance and operation of building services within Assets, ensuring assets are maintained in good repair, utilized in the most cost-effective manner, and serviced in accordance with statutory requirements while maintaining the highest level of safety and customer service.
2. Deliver Operational Expenditure budget against forecast.
3. Comply with the requirements of the Quality Management System.
4. Advise Property Managers and Senior Facility Managers on maintenance and operational issues affecting normal building operation and budget.
5. Respond to after-hours calls as required.
6. Maintain an up-to-date asset register and preventative maintenance planner in the required business format.
7. Maintain relevant statutory logs and registers relevant to properties.
8. Manage contractors in accordance with HSE&S policies and procedures.
9. Regularly monitor Building Management Control Systems.
10. Physically inspect plant and equipment to ensure operational readiness for building occupancy.
11. Participate in Operational Healthcheck Proforma (QMS dataroom) with Divisional Managers, onsite Senior Facility Managers, and Property Managers.
12. Complete FCR compliance reporting within correct timeframes.
13. Ensure all areas of the property are presentable at all times.
14. Respond to information requests from Portfolio Managers, Property Management, Senior Facility Management, or Asset Services Teams.
15. Attend and contribute to staff meetings to ensure all Mirvac staff and core contract staff are fully apprised of all activities.
16. Complete performance management process and related documentation on time as outlined in Performance Management Program including Development Plan.
17. Take a leading role in owning your property's operation.
18. Develop and maintain strong relationships with all customers.
19. Acknowledge tenant requests reported through Infinity or via Email, plan necessary corrective actions, and provide follow-up feedback to customers.
20. Attend tenant meetings as required.
