Job Overview
We are seeking an experienced and dynamic licensed builder (project manager/site manager) to oversee residential construction projects, with a focus on volume builds. The successful candidate will have over 10 years of experience in the construction industry, holding at least Class 1 (ideally also Class 2) building licenses, and a proven track record of managing multiple teams, meeting tight deadlines, and delivering projects within budget. This role requires strong hands-on experience on construction sites (a must!!!), strong leadership, exceptional organizational skills, and a hands-on approach to ensure the successful completion of high-quality residential developments.
Key Responsibilities
- Project Oversight: Manage all phases of residential construction projects, from planning and design through to completion, with a focus on volume builds (multi-unit residential developments).
- Team Management: Procurement and coordinate of trades, multiple construction teams, subcontractors, and suppliers to ensure seamless execution of tasks and adherence to project timelines.
- Budget Control: Develop, monitor, and maintain project budgets, ensuring cost efficiency while maintaining quality standards. Identify and mitigate financial risks.
- Scheduling: Create and manage detailed project schedules, ensuring deadlines are met despite challenges such as weather, supply chain issues, or unforeseen site conditions.
- Quality Assurance: Ensure all work complies with building codes, safety regulations, and company standards, delivering homes that meet or exceed client expectations.
- Stakeholder Communication: Act as the primary point of contact for architects, engineers, and local authorities, providing regular updates and resolving issues promptly.
- Risk Management: Identify potential risks and implement proactive solutions to keep projects on track.
- Documentation: Maintain accurate records of project progress, including contracts, permits, change orders, and compliance documentation.
Qualifications & Experience
- Minimum of 10 years of experience in construction (in office), with a strong emphasis on residential builds.
- Proven experience delivering volume builds (e.g., townhouses, subdivisions, or multi-unit residential projects).
- Class 1 (a must!!!) building license.
- Demonstrated ability to manage multiple teams and projects simultaneously while meeting tight deadlines and staying within budget.
- In-depth knowledge of construction methods, materials, and safety regulations.
- Proficiency in project management software (e.g., MS Project, or similar tools).
- Strong understanding of cost estimation and budgeting.

- Valid driver’s license and willingness to travel between project sites as needed.
Working Conditions
- Primarily site-based work.
- Exposure to outdoor construction environments and varying weather conditions.
- May require occasional weekend or evening work to meet project deadlines.
