As we continue to scale, we're seeking an experienced Senior Property Manager to lead the operations of a flagship 175-unit Build-to-Rent community in Melbourne. The Role
As Senior Property Manager, you will be responsible for the day-to-day management, performance, and resident experience across a premium 175-apartment BTR building.You'll oversee all aspects of leasing, tenant relations, facilities coordination, and financial performance while ensuring the property operates efficiently and delivers exceptional resident satisfaction.
You'll also play a key role in identifying and driving new business and sales opportunities within our growing network of property owners and investors.
Key Responsibilities
Lead the operational management of a 200-apartment Build-to-Rent building, ensuring high standards in leasing, maintenance, compliance, and resident experience.
Build and maintain strong relationships with residents, contractors, suppliers, and key stakeholders.
Oversee the end-to-end leasing process — from marketing and inspections to tenancy management and renewals.
Drive consistent occupancy and rental performance while maintaining compliance with all relevant legislation.
Manage budgets, financial reporting, and expense control for the asset.
Collaborate with internal teams on short-term rental integration and innovative property-use initiatives.
Identify and convert growth and sales opportunities within the existing portfolio and through client relationships.
Provide strategic feedback to senior management on operational efficiencies, systems, and resident experience improvements.
Manage a Leasing Agent and offshore Administration Agent.
About You
Minimum 5+ years' experience in residential or build-to-rent property management.
Experience with PropertyMe, Hubspot, Trust Accounting and other digital real estate and marketing tools is essential.
Proven ability to manage large portfolios (100+ properties) or complex multi-unit buildings.
Strong understanding of Victorian residential tenancy legislation and compliance frameworks.
Excellent communication and relationship-building skills.
Commercially minded, with a focus on occupancy, retention, and asset performance.
Tech-savvy, adaptable, and open to new property management models (short-term rentals, BTR, flexible leasing).
Experience in team leadership and mentoring is highly desirable.
