The Opportunity
A highly established Perth-based private developer is significantly expanding their commercial development capability. Not tentatively. Not as a trial. They've committed serious capital to a commercial pipeline and they're building the team to deliver it. Which means you get something increasingly rare: the resources and reputation of a well-capitalised developer, combined with genuine responsibility and commercial autonomy.
The Situation
Our client is a successful WA developer with strong authority relationships, proven delivery capability, and an enviable track record. They're now scaling their commercial development activity—opportunities that leverage their market position and landholdings. The pipeline is substantial. The projects are real. You'll be joining a team that's growing—which means you'll genuinely influence how projects get delivered, not just inherit rigid systems.
What This Involves
* Leading feasibility, business case development, and investment analysis for commercial opportunities. Your recommendations will directly influence what gets approved.
* Driving project delivery from DA through to practical completion—managing consultants, contractors, authorities, and stakeholders through the commercial development lifecycle.
* Structuring deal terms for build-to-lease, development agreements, and potential joint venture arrangements. You'll need to understand both development delivery and commercial asset outcomes.
* Building and maintaining relationships with councils, government agencies, commercial agents, and potential tenants/purchasers. Your network matters here.
* Contributing to governance processes, delivery frameworks, and reporting standards. They'll listen to how you think things should work because you've done this before.
* Working within a business that understands development fundamentally—you'll be bringing commercial project expertise to a team that knows how to get things done in WA.
Who This Suits
* You've spent 5‐8+ years in commercial development and understand the full project lifecycle from feasibility through delivery and lease‐up or sale.
* You have a relevant tertiary qualification (Property, Commerce, Planning, Engineering, Construction Management) because technical credibility matters.
* You're commercial, not just operational. You understand what drives asset value—not just construction delivery.
* You're energised by growth environments rather than maintaining established operations.
* You understand Perth's commercial property market, planning framework, and authority landscape.
* You're comfortable with autonomy and accountability. You'll have genuine ownership of project outcomes, which means responsibility when things don't go to plan.
What Makes This Different
Real pipeline. Substantial committed projects, not aspirational feasibilities. You'll be delivering, not just planning.
Established platform. Proven track record with authorities, strong stakeholder relationships, solid balance sheet. You're not selling an unknown developer to councils and contractors.
Decision‐making authority. Private company structure means genuine commercial decisions get made efficiently. When you identify an opportunity or risk, you can act.
Genuine responsibility. You'll have real ownership of project outcomes, not just manage one component of someone else's project.
Competitive remuneration reflecting the commercial expertise and autonomy required.
