Roundtree Search is partnering with a leading institutional credit manager for a Senior Asset Manager to join their Sydney-based team. This is a high-impact, lender‐side role responsible for the active monitoring and risk management of a sophisticated construction loan portfolio across the full development lifecycle.
About the role
You will be the primary point of contact for construction risk across a portfolio of live development loans — conducting due diligence, monitoring project progress, liaising with builders and consultants, and reporting to internal stakeholders ahead of monthly drawdowns.
Key responsibilities include:
* Completing lender‐side due diligence on builders and design consultants, including review of construction contracts, trade cost breakdowns, and construction and design drawings
* Reviewing builder trade cost breakdowns for reasonableness and monitoring drawdown claims against these items throughout the construction phase
* Attending Project Control Group meetings and providing intensified oversight on higher‐risk projects with builder, subcontractor, or OBC concerns
* Identifying design and construction risks throughout the construction phase and liaising directly with builders and design consultants to mitigate them
* Monitoring builder and developer compliance with OBC, VPA, DA, CC and OC checklist requirements
* Preparing detailed internal reports on construction progress, risks, issues and program — in particular ahead of each monthly construction drawdown
* Reviewing and reporting on third‐party consultant reports including quantity surveyors and design consultants
* Liaising with subcontractors and advising on any concerns or risks in respect of the Head Contract
* Monitoring monthly certifications provided by design consultants during the construction phase
* Ensuring compliance with Builder's Side Deeds and actively protecting the lender's position under these documents
What we're looking for
We are seeking a qualified builder or construction professional who has transitioned into the finance sector. A background in site or project management, contract administration, or head contracting is highly valued, as is hands‐on experience managing subcontractors, reading construction programmes, and interpreting trade cost breakdowns. Familiarity with NSW planning and compliance frameworks will be highly regarded, as well as any exposure to lender‐side, QS, or development management roles.
