Key Responsibilities:
1. Design Management
Lead and manage the conceptual, schematic, and detailed design stages of real estate projects (residential, commercial, mixed-use).
Collaborate with architects, urban planners, and design consultants to ensure functional, aesthetic, and regulatory-compliant designs.
Review and approve design drawings, layouts, and architectural plans.
Ensure designs align with project feasibility, market trends, and customer expectations.
2. Development Coordination
Assist in the overall planning and execution of development projects from design through to construction handover.
Work with the land acquisition and project feasibility teams to assess design viability during early stages.
Coordinate with statutory bodies and ensure timely approvals (environmental, municipal, RERA, etc.).
Identify, appoint, and manage external design consultants, architects, and engineering teams.
Review contracts, deliverables, and ensure adherence to timelines and budgets.
Conduct regular design coordination meetings and resolve design-related issues.
Collaborate with cost consultants to optimize design without compromising quality or compliance.
Participate in value engineering exercises to identify cost-saving opportunities.
5. Compliance & Quality Assurance
Ensure that all design and development activities adhere to local building codes, regulations, and sustainability norms.
Oversee quality checks for design intent during construction stages, working closely with the project execution team.
Lead a small team of junior architects/design coordinators.
Prepare regular MIS reports for senior management on design status, risks, and critical milestones.
