About the Role
As Senior Property Manager, you will manage a residential property management portfolio with minimal supervision.
This is role is ideal for an experienced, organised, and client-focused professional with a proven track record in end-to-end property management.
Key Responsibilities
Manage day-to-day property management of a varied portfolio
Liaise with landlords, tenants, and tradespeople
Conduct private and open inspections (mid-week and rostered Saturdays)
Process rental applications and prepare tenancy files
Complete condition reports, lease renewals, and rent reviews
Manage maintenance requests, repairs, and bond releases
Assist with landlord payments and arrears management
Maintain compliance with the Residential Tenancies Act and internal polices
Manage VCAT matters and attend tribunals as required
Support the growth of the rental portfolio through appraisals and securing new listings
Ensure quality control, record keeping, and filing standards are met
Skills & Experience
Minimum 2–3 years' experience in residential property management
Current Representatives Certificate (essential)
Strong knowledge of the Residential Tenancies Act and industry best practices
Exceptional organisational, communication, and negotiation skills
Ability to manage multiple priorities, and deliver results
Strong attention to detail and excellent computer skills
Professional presentation and a customer-focused approach
