Summary
The General Repair Technician III operates facility mechanical systems, performs structured inspections, preventive and corrective maintenance, and provides regular and on‐demand services to maintain facility uptime and tenant satisfaction. The Technician is expected to work in accordance with established processes, comply with all internal and external safety and environmental regulations, and support BGIS's integrated approach to building operations.
Key Duties and Responsibilities
Safety Ownership and Regulatory Compliance
* Comply with all internal and external requirements, including environmental, health and safety, and fire protection regulations.
* Take ownership of safety measures related to building equipment and ensure the secure operation of critical systems.
Technical Leader and Oversight
* Perform regular mechanical and system monitoring inspections to ensure facility uptime objectives are met.
* Respond to routine and on‐demand service requests and perform preventive and corrective maintenance on facility mechanical equipment.
* Participate in and assist with facility‐related projects.
* Provide observations of equipment conditions and suggest enhancements and repairs.
* Maintain all assigned tools and arrange for repair or replacement as required.
* Assume technical leadership to maintain and optimize building equipment, preventing disruptions to tenant operations.
* Ensure peak performance of critical building equipment, including HVAC, electrical, and plumbing systems, through continuous monitoring and maintenance supporting 24/7 operations.
Visibility in Sites
* Establish a strong technical presence at facility sites, focusing on critical equipment areas.
* Cultivate technical relationships with on‐site personnel to emphasize equipment reliability.
Inspection Management
* Work in compliance with established processes and practices.
* Conduct facility walkthroughs for mechanical, electrical and other system monitoring.
* Execute comprehensive technical inspections of building equipment, prioritizing systems that impact tenant operations.
* Document and analyze technical findings, prioritizing repairs and upgrades.
* Maintain a meticulous inspection checklist and database for building equipment.
Occupant Experience
* Enhance tenant and customer satisfaction through the quality of work performed.
* Prioritize reliability of building equipment to improve occupant experience.
* Collaborate with facility management to ensure seamless equipment operation and minimal tenant disruptions.
Proactive Communication and Escalation
* Work shifts, be available for on‐call/standby, and respond to emergency call‐outs as needed.
* Communicate technical information effectively to internal teams and external vendors.
* Escalate critical equipment‐related issues to minimize downtime.
* Maintain open communication channels with stakeholders regarding equipment status and maintenance updates.
Work Order Management
* Manage the work order lifecycle, progressing dispatch through completion and recording resolution data in the service maintenance database.
* Assist in implementing preventive maintenance programs with the CMMS Team.
* Ensure work conforms to corporate and legislative policies, procedures and safety requirements.
* Prioritize technical work orders related to building equipment to minimize business disruptions.
* Coordinate technical assignments to ensure timely completion of equipment‐related tasks.
* Maintain thorough records of technical work order history, including equipment details and expenses.
* Submit expenditures in a timely manner.
* Manage the maintenance budget in partnership with Maintenance Lead, FM, and Regional Director.
* Solicit and evaluate technical quotes and oversee vendors and contractors with specialized expertise.
* Hold vendors to high technical standards to maintain equipment integrity.
Knowledge & Skills
* High school diploma plus trades training and/or certification or licensing.
* Minimum 3 years experience in preventive and corrective maintenance on HVAC, pneumatic or hydraulic systems.
* Sound knowledge of facility operations, maintenance processes and practices.
* Demonstrated ability to troubleshoot and repair mechanical and other building systems.
* Strong environmental, health and safety mindset.
* High client‐service orientation and sense of urgency.
* Knowledge of Building Automation Systems (BAS).
* Effective communication skills for data relay and feedback.
* Mentoring skills for lower‐level technician development.
* Ability to work shifts, on‐call, and emergency call‐outs.
* Strict adherence to Health and Safety policies and PPE.
* Capability to obtain appropriate security clearance.
* Knowledge of HVAC systems.
Licenses and/or Professional Accreditation
* Building Operator Certification or equivalent through an accredited institution required.
Salary
This is a regular, full‐time position with a salary range of $54,185 – $67,732 per annum.
