The Job:
Gartland has created a new Field Officer position to strengthen support across its Residential Property Management function.
This is a hands-on, field-based role focused on inspections, condition reporting, compliance checks and on-the-ground property support. It plays a key part in ensuring homes are well-presented, legislation is met, and both Rental Providers and Renters receive calm, professional service.
Day-to-day responsibilities will include:
* Routine, ingoing and outgoing inspections
* Preparing detailed condition reports (using Inspection Express)
* Identifying maintenance and minimum standards requirements
* Hosting open homes and property viewings
* Key management and property access coordination
* Acting as a proactive link between the field and the PM team
By taking on critical site-based tasks, this role directly enhances sustainability and workload balance across the wider portfolio, allowing Property Managers to stay focused on client relationships and service delivery.
The role is predominantly Monday to Friday, 9.00am to 5.00pm, with a light Saturday rotation (approximately 1 in every 12 mornings, with time in lieu available).

Skills Required:
To be successful in this role, you'll bring strong organisation, attention to detail, initiative, and confidence working autonomously in the field.
You will also require:
* A current Driver's Licence and reliable vehicle
* An Agent's Representative Certificate (Cert IV), or working towards
* Strong communication and professionalism with clients and renters
* Familiarity with inspections, property standards and tenancy compliance (or a willingness to learn quickly)
Previous experience in real estate or property management support is highly regarded, but not essential for the right person.
