What this opportunity involves:
We are seeking an experienced Property Services Manager to oversee daily property operations at Melbourne Quarter, one of Melbourne's premier commercial developments. This role is responsible for managing maintenance, cleaning, security, and vendor operations whilst leading teams of staff and contractors to ensure optimal building performance and exceptional client satisfaction.
The successful candidate will utilise JLL's cutting-edge technology platforms and data analytics to deliver efficient, cost-effective property services across our commercial real estate portfolio. You will serve as the primary client contact for service issues, manage budgets, ensure regulatory compliance, and implement comprehensive preventive maintenance programmes.
An overview of the role
Compliance & Certification
* Ensure building and employee compliance with all relevant statutory authorities and engineering best practices
* Maintain adherence to Lendlease GMR performance standards
* Obtain certification from contractors and consultants for all essential services
* Prepare annual Fire Safety Statements and other statutory documentation
* Ensure Environmental and Occupational Health & Safety compliance, including contractor inductions and risk management plans
Maintenance & Risk Management
* Coordinate effective management of all property services and works within the building
* Conduct periodic inspections of building systems and plant to assess repair priorities
* Manage specialist contractors to ensure contract compliance and scope delivery
* Implement and maintain JLL's computerised Planned Preventative Maintenance systems (TSR, Work Orders, Edge, iComply, Prism)
* Procure materials and replacement parts to minimise tenant disruption
* Identify and implement energy, water, and waste conservation initiatives
* Manage tenant refurbishment processes ensuring all approvals and certifications are obtained
* Champion JLL's OPS AIDE Programme and site-specific risk auditing
Budgets & Reporting
* Prepare annual property operations and capital works budgets
* Monitor and update budgets quarterly
* Contribute to monthly operational reports
* Ensure accurate data collection and reporting to management
* Participate in Owner-specific programmes including GMR, sustainability, and crisis management training
Sound like you? This is what we're looking for:
* Minimum 5 years' experience as an Operations Manager in A Grade or Premium commercial assets
* Trade Certificate or tertiary qualifications (Trade Certificate will be favourably considered)
* Demonstrated ability to prioritise work within tight operational and financial deadlines
* Positive approach to meeting client needs whilst managing tenant expectations
* Strong customer service ethic with ability to empathise with tenant needs
* Excellent communication skills across all organisational levels
