With a massive pipeline of mixed-use precincts and landmark developments, they are looking for someone senior to take the reins post-planning and drive these projects into reality. This is a pure delivery, execution, and commercial management role designed for a builder-turned-developer, or a delivery-heavy SDM who knows exactly how to hold tier-1 contractors to account. Leverage Your Background: If you have come up through the ranks of a head contractor (Project Manager / Construction Manager), your ability to foresee construction risks, manage EOTs, and drive program efficiency is exactly what our client is looking for. This is about delivering legacy assets with sophisticated architectural detailing and high-end residential amenities. The Package: Up to $250,000 Super Bonus. Aligned with experience. Your Impact (The Role): Take full commercial and operational ownership of premium mixed-use projects ($100M - $400M GRV) from the detailed design and tendering phase through to construction, practical completion, and settlement. Act as the ultimate commercial authority and interface with Tier-1 and Tier-2 head contractors. You will negotiate the D&C contracts, aggressively manage variations, and keep the construction program tightly on schedule. Drive the superintendent and consultant teams, ensuring the architectural vision and specifications are delivered without commercial blowout. Collaborate closely with internal sales, marketing, and customer care teams to ensure construction milestones align with purchaser communications and the final handover experience is flawless. Maintain rigorous control over project budgets, cash flow forecasting, and risk mitigation, reporting directly to the executive board. The Expertise You Bring: Proven experience as a Development Manager, Project Director, or Senior Project Manager with a heavy bias toward the delivery of complex, multi-story built-form projects. A background working for a Tier-1 or Tier-2 head contractor is exceptionally highly regarded. You understand construction methodologies, union dynamics, and builder margins from the inside out. A track record of successfully delivering high-end residential, hotel, or complex mixed-use precincts. Formidable commercial acumen and negotiation skills—you are firm but fair, capable of holding contractors accountable while maintaining critical industry relationships. Relevant tertiary qualifications in Construction Management, Engineering, Property, or Architecture.
