This is an excellent opportunity for an experienced strata professional who enjoys managing well-structured portfolios and working within a supportive team environment.

The portfolio consists primarily of smaller residential schemes, allowing managers to build strong relationships with committees and owners while maintaining a manageable and well-supported workload.

About the Role
You will be responsible for managing a portfolio of residential buildings, working closely with committees, owners and contractors to ensure the smooth operation and compliance of each scheme.

The portfolio is primarily small residential schemes averaging around eight lots per building. This results in approximately two AGMs per week, with meetings generally held during business hours.

Managers also have the opportunity to earn additional income through meeting attendance outside standard hours, with a percentage of these fees paid directly to the manager.

Team Structure
The team operates within collaborative pod structures, with two strata managers supported by an assistant manager. In addition, there is a dedicated accounts team and central support staff who manage non-client-facing tasks, allowing managers to focus on client relationships and portfolio management.

Key Responsibilities
• Managing a portfolio of residential strata schemes
• Preparing for and chairing AGM and committee meetings
• Building strong relationships with committees and property owners
• Coordinating maintenance and contractor engagement
• Providing advice on compliance, legislation and building matters
• Preparing meeting agendas, minutes and correspondence
• Ensuring schemes operate in accordance with relevant legislation and by-laws

About You
• Previous experience in strata or property management
• Strong organisational and time management skills
• Confident communicator with the ability to manage stakeholder relationships
• Professional approach to problem solving and conflict resolution
• Ability to manage competing priorities within a busy portfolio
