About the Role
Due to ongoing growth, ADAMAS GROUP is seeking an experienced Building Manager / Caretaker to join our team at a premium permanent residential complex in Fremantle.
This is a hands-on, site-based role suited to a self-motivated professional with experience in residential caretaking or facilities management. You will be responsible for the day-to-day presentation, safety, compliance, and smooth operation of the building's common property.
You will be supported by a wider management team while taking ownership of onsite operations, including coordinating contractors and service providers as required. Strong communication skills, attention to detail, and a proactive approach are essential for success in this role.

Reporting To
This role reports directly to the Building Supervisor.

Key Responsibilities
* Maintain a high standard of cleanliness, safety, and presentation across all common areas
* Conduct multiple daily routine inspections of the building
* Ensure all building records, logs, and compliance documentation are accurate and up to date
* Carry out or coordinate basic maintenance tasks within common areas
* Identify, record, and report asset defects
* Liaise with contractors and service providers (e.g. lifts, fire services, pest control, pumps, access systems)
* Complete routine WHS and fire safety inspections, including doors, lighting, emergency systems, and access points
* Answer the company phone during working hours to assist residents with building-related enquiries
* Maintain a tidy, compliant manager's office and workspace
* Prepare reports and communicate issues to the Building Supervisor
* Assist with administrative duties and projects as directed
* Build and maintain positive relationships with residents, owners, and service providers
* Promote a respectful, safe, and community-focused living environment

About You
To be successful in this role, you will have:
* Previous experience in building caretaking, facilities management, or maintenance (highly desirable)
* A sound understanding of WHS and building compliance requirements
* A strong customer service focus with professional communication skills
* Excellent personal presentation
* The ability to manage multiple stakeholders effectively
* Strong organisational and time management skills
* Proficiency in IT systems and digital reporting tools
* The ability to work autonomously and as part of a team
* A proactive, solution-focused attitude
* High levels of responsiveness and reliability
* Physical capability to perform the role, including lifting up to 20kg (desirable)
