The Opportunity
We’re on the lookout for a Property Analyst to support the national Asset Management team and provide analytical, research and strategic support, including strategic evaluation of prospective new leases, asset specific and portfolio analysis, driving tenant profiling and research.
Reporting to the Valuations & Portfolio Services Manager, the Property Analyst is responsible for ensuring that the portfolio and asset specific analysis, metrics and reporting requirements are continually updated and improved. A critical objective of this role is the accurate and timely analysis of potential leasing deals as well as property expenditure with a focus on maximising the investment performance of the assets.
What You’ll Do
* Assist the Asset Management team around analysis, maintenance of databases and projects as required and financial modelling for all potential leases on Argus
* Assist with the preparation of approval papers, reports and presentations to the Manager and Trustee of FLCT/FPI, the Board, investors, and those for internal distribution
* Assist in the preparation and compilation of Strategic Asset Plans (“SAP”) on an annual basis
* Support Property Managers & Operations Managers with capital expenditure budgets and forecasts and any ad hoc analysis and reporting requirements
* Review independent valuations and provide constructive comments on valuation reports that are received from external valuers
* Ensure databases (Argus and Master Data Files) are accurate and reconciled to source data such as leases, valuation reports, Argus tenancy schedules, etc.
* Maintain leasing deal database and track progress against budgets
* Assist with Capital Expenditure budgeting, forecasting, manage reporting & analysis on monthly and annual basis
What You’ll Bring
* Relevant Tertiary Qualification in Property/Land Economics/Real Estate/Commerce/Business/Law or related fields
* Valuation qualification would be advantageous
* Strong skills in Microsoft Excel, Microsoft Powerpoint and Microsoft word
* Modelling experience with Argus Enterprise or similar and an understanding of property valuation methodologies would be advantageous
* Excellent written and verbal communication skills
* Demonstrated ability to build and maintain effective relationships
* Strong financial analytical skills and a desire to develop new techniques for property investment management
* High level of accuracy and attention to detail in financial reporting
