This well-connected local person with local contacts to build our established and successful accommodation organisation by securing exclusive investor and homeowner properties to join our portfolio of properties under management.
SUMMARY:
This role is responsible for generating leads and converting those leads into signed owners who trust the management of their properties to us whilst maintaining a strong pipeline through your local community networks.

The Company
The group has clear focus on rapid growth and look to triple in size over the next 3-5 years.
The growth will come from a strong pipeline of M&A as well as organic growth.
It has two distinct business models, the first being a growing portfolio of circa 3,000 short term rental properties which it manages end to from marketing to cleaning and the second called "mixed Accommodation" which is circa 13 hotels and motels which is also manages end to end.
These properties are scattered throughout Australia with the majority on the East coast spanning from Magnetic Island to Great Ocean Road. There are also circa 160 properties recently acquired in New Zealand with further acquisitions in the pipeline.
Your day-to-day responsibilities will include but is not limited to the below:
Sales and lead generation
• Attract new business and build your own data base and pipeline via various proactive activities including, but not limited to: sales calls, cold calling, face to face presentation and meetings, telemarketing, digital marketing, networking events and retaining clients through relationship management.
• Self-generate leads and nurture inbound leads.
• Research the prospect and ensure the prospect is not already accounted for by another BDM via our CRM and importantly that the prospect meets the Ideal Customer Profile (ICP)
• Develop, execute and review a progressive business development plan to achieve sales targets.
• 100% accountability for your weekly activity and monthly sales performance
• Recording ALL your activity in the CRM – no exceptions
• Sign up and regularly attend Local Tourism Groups and networking events.
• Actively participate in online forums and discussion groups
• Create advertising campaigns & sponsor local events.
• Establishing relationships with local businesses.
• Identify property developers, build strong relationships and work on referral programs.
• Identify property real estate agents, build strong relationships on trust and work on strong referral programs.
• Work closely with the inside sales team member to nurture and close leads.
• Complete ownership of the owner journey up to and including a successful onboarding handover
• Utilise data analytics to identify opportunities, measure performance, and inform decision-making.
KPI's and activity expectations
• Weekly monitoring of activity right through the sales process from lead gen to closing/winning must
be recorded in the CRM no exceptions.
• Build a strong pipeline to ensure we are winning every month.
• A minimum of 4 wins required per month (with the ICP)
• Customers must be "sticky" i.e stay for a minimum of 12 months after signing.
Experience
• 3-5 years BDM experience involving a strategic element to the product or service being sold.
• Cold calling experience, and developing and working a database.
• Some experience with contracts; with the ability to understand and interpret basic legal terminology.
• Familiar with Real Estate leasing terms and conditions
• Hybrid work arrangement with office-based and field-based responsibilities
Qualifications
• Essential: Full Australian driver's license and own car

• Strong communication skills, both written and verbal
• Strong analytical skills with excellent skills in Excel, including extensive formulae, pivot
tables etc
