We're looking for a highly organised and proactive Pre-Construction & Approvals Coordinator to join our team. This is a critical role that bridges the gap between our clients' initial inquiries and the moment their project is ready for site. If you have a background in town planning, pre-construction, or council approvals, we want you on our team.
About the Role
As our Pre-Construction & Approvals Coordinator, you will manage both the front-end client qualification and the back-end technical approvals process. You'll be the vital link between our clients, the sales team, and the construction phase.
Your responsibilities will include:
* Lead Management: Contacting, and qualifying initial leads before smoothly handing them off to our sales team for strategy sessions and design coordination.
* Contracts & Invoicing: Managing the post-design phase by attaining final contract signatures, issuing deposit invoices, and setting up construction contracts.
* Pricing & Estimating: Work with the Sales Manager to prepare accurate quote sheets, calculating site costs (such as driveways and fencing using Qld Globe mapping), and generating comprehensive pricing documents for clients.
* Building Applications & Compliance: Taking ownership of the building approval process, including preparing and submitting QLeave, QBCC documentation, DA Form 2, and Plumbing Applications.
* Property Assessments: Conducting thorough property searches, analysing overlays, zoning, and infrastructure constraints (e.g., DBYD, sewer mains, and relevant mapping) to ensure site viability.
* Technical Documentation: Completing necessary pre-construction checks, including glazing calculations, assessing soil/articulation reports, and collating specifications (in coordination with the designers and sales manager).
* Client Communication: Acting as a consistent point of contact, ensuring clients are updated, followed up with, and guided smoothly through the pre-start phase using our CRM as your powered source of truth.
About You
You are a proactive, detail-oriented professional who thrives in a structured but fast-paced environment. You understand the complexities of getting a residential build off the ground and enjoy both the technical problem solving and the client-facing elements of the job.
You do NOT need sales experience for this role. Our sales manager conducts the sales facing side of the pre-construction process.
We highly value candidates with experience in town planning, pre-construction, or council approvals.
You'll likely have:
* Strong previous experience in pre-construction, town planning, building approvals, or council compliance within the residential sector.
* A solid understanding of Queensland building application requirements (QBCC, QLeave, DA processes, and local council plumbing/infrastructure guidelines).
* Excellent communication and relationship-building skills to confidently qualify leads and guide clients through the contract stage.
* High technical competence, with the ability to quickly navigate mapping tools (e.g., Qld Globe), CRMs (like Zoho or Salesforce), and proposal software (like BetterProposals or Proposify).
* A meticulous eye for detail when it comes to pricing, overlay assessments, and contract preparation.
* The ability to work independently while seamlessly collaborating with our sales and design teams.

The Package
* Full-time role based at our Ormeau office.
* $70,000 - $90,000 + superannuation (commensurate with experience).
